The refurbishment of a 1970s bank building to create a mixed-use building incorporating office, retail and residential accommodation.

One floor was completed with a CAT B fit-out and incoming tenants are able to select from a menu of office partitioning, staff desking and general fit-out items to suit their own requirements and layout. At basement level a meeting room suite was completed in a previously redundant car park area, along with new showers, bicycle storage and a drying room.

Design collages of reception area

The replacement of the ground floor retail frontage and a new enlarged office reception area have dramatically changed the perception of the building at street level whilst two generous 2-bed apartments have been refurbished in the adjacent podium levels.

Design intent for the office entrance

The existing floor plates had relatively low floor-to-ceiling heights so the services were removed from the soffits and relocated to the perimeter, leaving only lighting and minor air-handling equipment, resulting in a maximised clear height. This has had a dramatic effect on the sense of daylighting within the office floor levels
