The refurbishment of 23 King Street has converted a down-at-heel property into a ‘trophy’ office building, which achieved a record rent in the recent West End market. The lettable area of the premises was increased by more than 30% and the building has been given a timeless appearance. At the outset of the project, 23 King Street was a tired and inefficient office building, with a dated post-modern appearance. The objective was to transform the image of the property and to create contemporary accommodation that would bear favourable comparison with a new building. In undertaking this exercise, various opportunities for maximising the lettable area were realised, by building into ‘forgotten’ corners of the site, rationalising the lavatory accommodation and replacing the VAV air conditioning with a VRF installation. A slender concrete reception desk and a feature wall with white threads set into clear resin panelling create a stunning reception area in this re-imaged building.
